Es handelt sich hierbei um ein Tauschangebot. We offer 3 separate bedrooms and a spacious area with living room and open kitchen. Because they were once 2 different apartments, the living room as well as the kitchen have each a separate balcony. Also 2 bathrooms, one with tub and window, the other with shower and ventilation. There are also two entrance areas, one of them accessing two of the bedrooms, one bathroom and the kitchen - currently used as our laundry and deposit area. The other leading to a third bedroom, one bathroom and the living room, here there is also 2 deposit areas. Both balconies are facing south, giving the apartment, specially kitchen-living, great light and sun all day long during the summer and throughout the entire afternoon in the colder months. These two areas also need very little heating because of the constant sunlight, still they don't get too hot even on hotter summer days. The apartment is within a 4-minute walk to the U6 station Alt-Mariendorf. 15-20-minute bike rides to Tempelhofer Feld and Neukölln. There is good transportation options as well as supermarkets, cafes and bakeries. The building entrance is not directly at the street, which makes it very easy for temporary parking, loading/unloading, short visitors or even moving in/out. The access is through a bigger one-way street called Alt-Mariendorf. One contra here is that the street is very busy on weekdays, so the traffic hum is always there. This bothers mostly in the summer, while most windows stay open and we spend a lot of time in the balconies. The apartment is very appropriate for a family with two kids or even a small 2-3 WG. We are the owners and therefore very flexible with organizing the swap. WE LOOK FOR
2-3 bedrooms (3-4 Zimmer), min 85 m2, preferably no ground floor, balcony is very important. We would love to go a bit north towards Tempelhof (Ullsteinstr, Kaiserin-Augusta, or anywhere up to Mehringdamm on the U6), Neukölln, Kreuzberg or Schöneberg. We would be very glad to hear from you.
